THE WESTMINSTER COUNCIL’S RESPONSIBILITY TO CARRY OUT CERTAIN REPAIRS TO COUNCIL FLATS - THE TENANT HAS SOME RESPONSIBILITY  TOO


Lilestone Repair responsibilities towards Westminister Council Tenants

 The Lilestone Manager will take care of the majority of repairs within your home and in communal out of rents collected from you, but there are a few things that you are responsible for looking after, such as:

Doors  inside your home (unless it is a fire door or front door) decorations and kitchen cabinets less than ten years old, showers heads (unless for adaptations)installing new appliances in your homerepairing any damage caused by you or your guests is your responsibility.

The Lilestone tenant flats repairs are funded by Council via rents it collects, the repair of the following Internal areas  of flats belonging to Council tenants are the Lilestone Co Op responsibility.

  • Glazing and frames to external windows and external doors 
  • Plastering
  • Skirting boards, floor boards, flooring in kitchen and bathroom 
  • electrical sockets, electrical internal wiring 
  • smoke detectors
  • Stairs and Bannisters
  • Bath Panels
  • All leaks, plumbing leaks, window door sill leaks,  water ingress 
  • waste and drainage leaks, stack pipes and sewers
  • Bath Panels, Bath, Sink and taps
  • Tiling, Showers, Toilets and Cisterns
  • Hot water boiler, Radiators 
  • Kitchen taps, sink, worktop, cooker switch, rotten cabinets
  • Rotting kitchen units more than ten years old
  • condensation and mould, damp caused by building defects
  • pest control and infestationd
  • Ventilation of your home, extractor fans
  • intercom system, electronic door entry system
  • Front door locks and draft excluders


As well as ensuring Council flats are in good repair the co-operative manager, has overall responsibility to the co-operative for delivering a high quality, cost-effective repair, caretaking and cleaning service, and for running an efficient office. A cleaner/caretaker is employed to keep the grounds and communal areas clean. The co-operative also employs its own contractor for grounds maintenance.

External Repairs the Manager is obliged to undertake funded by a service charge on both Council tenants and leaseholders

  • Communal bin repairs
  • Car Park entrance gates and locks
  • communal fobs and keys (There will be a charge)
  • communal gardens
  • communal lighting
  • Communal outbuildings 
  • Communal stairs, bannisters, balconies and corridor
  • Lift in Wyatt House
